The principles and objectives of development control for land division, as outlined in the Better Development Plan will assist you to understand the control measures when assessing land division applications.
Council recommend that individuals wishing to lodge a land division application speak with a Registered Conveyancer to act on their behalf. The closest conveyancers to Robe are based in Mount Gambier.
The following tables provides guidance on the minimum allotment sizes for proposed land divisions for zones in the Council area.

|Residential||Land division should not create a vacant allotment with an area less than 450 square metres. Minimum road frontage where fronting an erterial road = 12 metres. Minimum road frontage where fronting all other roads = 10 metres.|

Except where located within the precincts, land division should create allotments with an area of at least 2 hectares.

Allotments should vary in size and be suitable to facilitate a use of land consistent with the objectives for the zone and should have an:
- area of not less than 900 square metres
Land division, including boundary realignments, should only occur where it will promote economically productive, efficient and sustainable primary production and where either of the following applies:
- No additional allotments are created and the number of resulting allotments of less than 40 hectares is not greater than the numbre that existed prior to the realignment
- In the case that additional allotments are created, they are not less than the size shown for the specific forms of development outlined below:
Farming - 40 hectares
Commercial forestry - 20 hectares
Horticulture - 10 hectares
Land division to accommodate one of two dwellings that existed or was under construction before 26 April 1984 - 1 hectare
- Are of a size and shape suitable for the intended use.
- Have an area of not less than 1500 square metres.
- Have a frontage to a public road of at least 20 metres.
|Conservation||Boundary realignments should not occur unless to assit in the management of native vegetation.|
